August 14, 2026 · 6 min read There are a lot of small older beach cottages on the numbered streets in Jacksonville Beach and through Neptune Beach, and a good number of them now have a professional range in a kitchen that was laid out decades before anyone thought of putting one there. That works. People cook on them happily for years. What nobody plans for at renovation time is the second half of the appliance’s life, when something needs doing to it and the building has to allow that to happen. ## The opening A professional range or a built-in wall oven has to come forward to be serviced. The gas connection, the electrical supply, the terminal blocks, the hinge hardware, the blower on a hood — all of it is behind or beside the machine. In an old cottage kitchen the opening is frequently a fraction narrower than the appliance and the cabinetry either side was scribed to it during the renovation. Sometimes a countertop overhangs the top edge by enough to stop the unit lifting clear. Sometimes the millwork was finished after the appliance went in and a panel now has to come off first. None of that makes a repair impossible. All of it changes how long it takes, and it needs to be known before a technician is standing in the room. That is why we ask about the opening, the surrounding cabinetry and the floor when the appointment is booked rather than discovering it with the range half out. ## The circuit The other renovation that often did not happen is the electrical one. Kitchens in these houses were wired for a much earlier generation of equipment, and it is common to find a modern built-in sharing a circuit with half the room. The symptom is not obvious. It looks like an appliance fault: nuisance tripping, a control that resets, an oven that loses a function under load when something else in the kitchen switches on. Replacing a board into that situation fixes nothing and costs real money, which is why supply gets measured before a board goes on an estimate. The beaches see roughly sixty-eight thunderstorm days a year, and older service equipment plus corroded coastal grounding hardware makes the electrical side worth taking seriously here in a way it might not be elsewhere. ## The floor Original floors in these houses are often the reason they were bought. Tile from the period, terrazzo, heart pine. Several hundred pounds of steel on appliance rollers crossing one of those without protection is a flooring bill, not a service call. We bring protection and we plan the path. If the route out of the kitchen involves a turn through a doorway narrower than the appliance, that is worth knowing at the point of booking, because the answer is sometimes a second person and occasionally a different approach entirely. ## What we would tell you before a renovation If the kitchen is being redone and a professional appliance is going in, three decisions make the next twenty years cheaper: Leave the opening a touch generous rather than exact. The gap is invisible with a proper trim treatment and it is the difference between a one-visit repair and a cabinet job. Give the appliance its own circuit, correctly sized, and get the grounding right while the walls are open. It will never be this cheap again. Think about how the machine comes out, not just how it goes in. If it arrived before the doorway trim, the flooring and the island were finished, it may not be able to leave the same way. None of that is exciting and all of it turns up in the price of every service call afterwards.
